Report a defect for new build homes

If you live in a newly-built home, repairs to your property are known as defect repairs. 

If your home was built within the last year and has a problem, you can complete the form below to report the issue.

It is helpful for us if you can attach photographs of the issue or affected area so we can determine the best course of action to take.

All defect repairs are carried out by the company who built your new home.

Examples of non-emergency defects (faults) your property may have include:

  • Shower screen leaking
  • Problems with light fittings and sockets
  • Faulty taps
  • Problems with electric shower
  • Door easing/sticking
  • External lighting not working.

What if I have an emergency defect repair?

An emergency repair is required for an issue that presents an immediate danger to your health or the public’s safety. It could also be a security issue or a problem that may lead to serious damage to the property.

If you have an emergency during normal working hours (8.30am to 5pm)

If you suspect a gas leak at any time of the day or night
Please call the National Gas Emergency Service on 0800 111999

Please note if our trades attend to your property and the work required is not deemed as a build defect then you will be invoiced directly by the trades and you will be required to pay the call out charge and for any labour or parts required. 
 
If you have an emergency issue that requires a locksmith then please call a local locksmith to attend the property. We will require a full report along with receipt of payment. Once we have received the report and it is deemed as a developer defect then we will request that a refund be returned to you within 7 working days. 
 
Please note that our office open hours are 9am-5pm Monday to Friday. 
 
To report any other defect matters please complete the below form in full and we will respond to your email.

Cosmetic defects

Some defects are defined as cosmetic. These will be discussed during the End of Defects inspection for your home, which will take place 12 months after your home was completed. 

Cosmetic defect repairs may include:

  • Plaster work (cracks)
  • Kitchen fittings
  • Stains/marks
  • Door bell
  • Paving slabs. 


If you require repairs that are defined as cosmetic defects, please make a note ready for your End of Defect inspection.
